Exterior Painting / Central Florida
Exterior painting begins with the surface. Plan preparation, protection and coating work for your Central Florida property.

Choose your scope
Review chalking, peeling and visible cracks before selecting preparation and coatings. The existing substrate guides the plan.
Name these surfaces in the scope rather than assuming they are part of a wall-painting price. Note height and access.
Garage doors, entry columns and accent surfaces need their own finish decisions. Association color approval and weather windows belong in the schedule.
Photograph every side of the building, including shaded areas, trim and high-access surfaces. Note visible peeling, past repairs and any recurring wet areas. Include gates, columns and detached structures only when you want them in the proposal.
Before work is scheduled, resolve color selections, association requirements, access and the areas that need protection. Preparation and application timing depend on the selected coating and actual conditions; a calendar date alone does not determine readiness.

A plan for your property
Exterior walls, entry columns, doors, soffits, fascia and trim all contribute to the way a property looks from the street. We repaint homes, detached structures and commercial exteriors with preparation suited to the existing stucco, siding and coating. Cleaning, minor crack work, caulking and priming are included where the surfaces need them.
Confirm inclusions, exclusions and any specialist responsibilities in the written proposal.

Good questions
Exterior work is sequenced around surface moisture, rain, temperature, and product requirements. The schedule may move when conditions are not suitable.
Minor non-structural cracks can be included in the scope. Movement, water intrusion, or larger failures may require separate evaluation before coating.
The proposal identifies the approved coating system. Sherwin-Williams SuperPaint or an equivalent may be specified, with other systems discussed when the property or finish calls for them.
