A garage floor coating is a system attached to concrete, not a decorative layer floating above it. The slab condition, previous products, moisture, contamination, cracks, preparation method, coating chemistry, and return-to-use schedule all affect whether the finished surface can perform as intended.

Read the slab before choosing the finish

Concrete can contain moisture, oil, tire residue, curing compounds, sealers, paint, patch material, and previous coatings that are not obvious from a clean photograph. Cracks and control joints also behave differently. The first review should document the slab, current use, drainage, sunlight, previous treatments, and visible failures before a color or flake blend becomes the main decision.

  • Identify previous paint, sealer, coating, or patch products
  • Mark cracks, joints, spalling, pitting, and low areas
  • Record oil, chemical, tire, and moisture exposure
  • Note exterior light, water entry, and door-edge conditions
  • Ask which findings require testing or separate repair

Match preparation to the approved system

Cleaning alone is not the same as creating the surface profile required by a coating manufacturer. Grinding, shot blasting, abrasion, cleaning, and repair methods have different roles. The proposal should name the preparation method, edge work, dust control, defect treatment, and the condition expected before primer or base material is applied.

  • Name the mechanical or chemical preparation method
  • Confirm how edges, corners, and thresholds are handled
  • Define crack and defect treatment separately
  • Plan dust, equipment, power, and access controls
  • Require the prepared surface to meet product instructions

Choose a complete coating system

The word epoxy is often used for very different systems. Primer, base coat, broadcast material, topcoat, slip texture, UV exposure, chemical use, and cure requirements should be considered together. A product that fits an interior residential garage may not fit an exterior slab or a commercial space with different traffic and sunlight.

  • Record each layer and product in the system
  • Discuss UV stability and expected sunlight exposure
  • Choose texture with cleanability and slip concerns in mind
  • Separate decorative appearance from performance requirements
  • Confirm manufacturer application and environmental limits

Protect the cure and keep realistic records

Dry-to-touch, foot traffic, returning equipment, and parking a vehicle are different milestones. Temperature, humidity, ventilation, and the selected system affect each one. Closeout guidance should state when the floor can be used, how it should be cleaned, what conditions remain outside the coating scope, and which product records should be retained.

  • Plan vehicle, storage, pet, and pedestrian access in advance
  • Follow the stated return-to-use stages
  • Keep product names, colors, batch information, and care guidance
  • Do not promise that moving concrete will never show movement again
  • Inspect the finished surface before normal use resumes
